  Bank of America Plaza

  C&S Bank sought a partner that had the expertise to develop, lease and manage a world-class headquarters building on a fast-track schedule. In the midst of construction, C&S Bank was purchased by NationsBank, which then merged with Bank of America - requiring Cousins to be nimble and focus on keeping the 1.2 million square foot development on schedule.

  Cox Enterprises

  Atlanta-based premier media conglomerate Cox Communications selected Cousins Properties to help develop a solution for its aggressive growth plans. The initial challenge was to identify a new headquarters property in a conveniently located area poised for growth, accessible to public transportation and appropriately sized for phased development.

  Total System Services

  Total System Services Inc. (TSYS) is an 80-percent-owned subsidiary of Synovus Financial Corp. and the second largest credit card processor in the United States. TSYS wanted to concentrate operations for improved efficiency, productivity and communications in an urban renewal area in downtown Columbus, GA.

  Wildwood Office Park

  Cousins Properties was selected in 1982 by IBM to develop a 188,000 square foot worldwide training center as the first major facility at the mixed-use Wildwood Office Park in metro Atlanta. The fast-track schedule dictated design, construction, tenant fit-up and move-in within 13 months. The turn-key project also required that roads and infrastructure be completed within this timeframe. Cousins took care to pay special attention to environmental factors in the project’s development, since Wildwood Office Park was bordered by the preserved Chattahoochee River Recreation Area, inclusive of more than 1,700 acres sold to the federal government by Cousins in the 1970s.

  Emory Conference Center Hotel and Emory Point

  Emory University’s fast-paced growth created several challenges. First, on-campus space constraints did not allow the university to host large conferences for its medical, law, engineering and other graduate programs – reducing potential revenue. Second, as one of the largest employers in the corridor, along with Children’s Healthcare of Atlanta and the Centers for Disease Control and Prevention, there was a lack of affordable housing, retail and restaurant options. In fact, less than five percent of the 37,000 employees working within a two-mile radius actually lived in the area.

  Gateway Village

  Bank of America, one of the country’s largest financial institutions, long held to the belief that any great region or community must have a great city center with downtown housing, street-level retail and access to the arts and culture. Charlotte, North Carolina, the nation’s second largest financial center and location of Bank of America’s headquarters, needed to jump-start revitalization of one of its most challenging Uptown neighborhoods, Third Ward.

  Bank of America recruited Cousins Properties as its joint venture partner not only for its history of excellence in large-scale development, but also because of a shared vision to create Gateway Village, a mixed-use development designed to bring business, retail, restaurants, new residents and visitors to the area, resulting in an economic stimulus.

  Emory University Hospital Midtown

  As Midtown Atlanta began to undergo a “renaissance” in early 2000, Emory University’s leadership faced the realities of running an aging hospital facility. Emory University Hospital Midtown (EUHM), formerly known as Crawford Long, had glaring inefficiencies that were affecting patients’ decisions about healthcare providers.
